About the Company

Our client is a leading commercial building head contractor strategically positioned for significant growth into 2028, backed by a robust project pipeline valued up to $100M across NSW.

As a premier Design & Construct (D&C) specialist in the government project space, this national builder consistently delivers high-quality, mid-scale projects ($500k–$40M). They specialize in TAFE and school projects, medical and dental environments, live extensions, and intricate interior fit-outs.

Renowned for their financial stability and diverse, harmonious culture, their legacy is built on forming high-performing teams. They invest heavily in their people, ensuring every team member is developed to their full potential.

About the Role & Project

If you come from the tools—particularly carpentry or joinery—you know that delivering a live institutional build comes down to two fundamentals: tight site logistics and trade-level respect.

You aren't here to shuffle paperwork all day. You're here to command the compound, set the staging, drive the subbies, and deliver a clean, defect-free school project without disrupting classes, teachers, or daily operations.

Our client is an established, financially stable national D&C head contractor with a pipeline of institutional, health, and government capital works across NSW valued up to $100M. Backed by solid commercial PMs and dedicated site resources, they operate with a flat, direct management structure that leaves you with full autonomy inside the site fence.

The Job: $10M School Expansion & Refurbishment

You will take sole site ownership of a $10M early-works package, extension, and high-spec refurbishment.

  • Complete Lifecycle Ownership: Lead the build from boundary fencing, site shed setup, and early earthworks right through to detailed fitout, acoustic/FFE compliance, and final handover.

  • Live-Campus Logistics: Design and enforce clear pedestrian/student segregation, noise-curfew scheduling, controlled delivery staging, and secure access corridors in an active school setting.

  • Hands-On Trade Direction: Run daily pre-starts, keep subbies honest on scope and program, and nip detailing clashes in the bud before they hit the critical path.

  • Zero Bureaucracy on Site Decisions: Direct line to your PM. Clear, practical answers on variations, design coordination, and subbie appointments without corporate stalling.

What You’ll Be Doing

  • Site Establishment & Delivery: Take the project out of the ground—managing bulk earthworks, structural alterations, building envelope works, and complex interior upgrades.

  • Subbie Coordination & Quality Control: Hold every trade to high architectural specs, strict DDA/disability access standards, and flawless finishes.

  • Short-Term Look-Aheads: Develop and drive 2- to 4-week rolling look-ahead programs aligned with the master construction schedule.

  • Stakeholder & Client Interface: Serve as the steady, professional head-contractor face on site for the principal, school executive, and project superintendent.

  • Safety & Regulatory Compliance: Enforce rigorous WHS standards and ensure zero safety breaches, comprehensive inductions, and total BCA/NCC compliance.

What You Bring

  • Trade Foundation: Trade qualification in Carpentry, Joinery, or Building (NSW Supervisor Certificate or Builder’s Licence highly regarded).

  • Proven Australian Head-Contractor Delivery: 3+ years running sites as a Site Manager or Senior Foreman on commercial, education, health, or complex public-sector refurbs ($5M–$20M+).

  • Live-Environment Smarts: Demonstrable experience delivering projects around active operations (schools, universities, hospitals, or live retail tenancies) with spotless safety and staging records.

  • Clear Authority on Site: A no-nonsense, fair, and communicative style that commands the respect of trades, consultants, and clients alike.

What’s on the Table

  • Top-Tier Remuneration: Competitive salary package + fully maintained company vehicle/ute or generous allowance + performance incentives.

  • Stable Pipeline: Long-term project security with repeat government and institutional D&C frameworks across NSW.

  • A Grown-Up Culture: A collaborative, multicultural workplace with genuine work-life balance initiatives, mental wellbeing programs, and extended leave entitlements.

  • Clear Career Path: Proven internal development pipeline into Senior Site Management or Project Management.
